AECOM House

Project Advisory & Marketing

The 5-Green Star and A-grade rated AECOM House was acquired by our client as an unfinished leasehold commercial property project following the collapse (post-GFC) of the original developer. The client held the construction contract and made the decision to purchase and complete the project. At the time of our engagement, the client had secured international multi-disclinary professional services firm AECOM as anchor tenant — however approximately 58% of the building space remained vacant. During our 18 month involvement with the client, we were instrumental in concluding the successful leasing of over 5,500 sqm of remaining office space and assisted the client through the successful ‘off-market’ sale of the asset to a local Iwi.


Responsibilities

  • Revision of the marketing strategy.
  • Development of new marketing collateral.
  • Management of multiple leasing agencies.
  • Coordination of commercial valuers.
  • Presentation of 30 individually tailored lease proposals.
  • Representation of the client in lease negotiations.
  • Coordination of the legal team in ADLS lease development.
  • Negotiation and finalisation of Deed of Lease provisions with tenants.
  • Correction and updating of tenancy income & OPEX data held by the asset manager.
  • Preparation of an investment memorandum to support sale of the asset.
